The redevelopment project at 229 Waterman Street, located in Providence’s East Side is defined by the integration of residential, retail, office, and restaurant spaces in a structure that has anchored Wayland Avenue for decades. The updates to a neighborhood institution help to reinvigorate the Wayland Square residential and commercial district and the chic urban rooftop restaurant will offer a dining experience unique from any other in the city. ZDS converted the existing three level office building to a mixed-use space, adding two stories to the structure and adapting the three original floors to accommodate new functions. The building features nineteen luxury apartments and the top floor is occupied by the rooftop restaurant that offers spectacular views of Downtown. The rooftop restaurant is enclosed in a glass structure that converts to an open air space in the warmer months allowing guests to dine comfortably while enjoying sweeping views of the city year round.

At the center of the experience is an authentic Italian wood-fired pizza oven, anchoring the open kitchen and active bar. This creates a natural stage for preparation and movement, allowing guests to feel connected to the energy of the space from the moment they arrive.

The result is a memorable rooftop restaurant that blends Italian inspiration, city views, and a vibrant sense of gathering within a thoughtfully redeveloped mixed-use destination.
